Mersin is a major port city and province on the Mediterranean coast of Turkey, located approximately 330 km east of Alanya via the D400 coastal highway. When looking for a home by the sea, international buyers typically focus on the western districts: Mezitli within the city limits and the resort coastline of Erdemli (Ayaş, Tömük, Arpaçbahşiş, Kocahasanlı). Below, you will find details on districts, climate, transport, official housing market statistics, neighborhoods closed to residency permits, and an honest comparison with Alanya.
Where is Mersin and how long does it take to travel from Alanya and Antalya?
If you head east along the coast, the Antalya province ends past Gazipaşa, and the Mersin province begins; its first district is Anamur. The D400 highway runs along the sea through Anamur, Bozyazı, Aydıncık, and Silifke towards Erdemli and Mersin city, and further on to Tarsus and Adana.
Distances according to the official table of the General Directorate of Highways (KGM):
- Alanya — Mersin (city center): 332 km; to Mezitli — 321 km, to Erdemli — 300 km, to Silifke — 252 km, to Anamur — 124 km.
- Antalya — Mersin: 469 km.
In terms of time: the ADAC automotive navigator estimates the journey from Antalya to Mersin (about 460 km) at approximately 5 hours and 15 minutes without traffic. The route from Alanya is shorter, but the stretch between Anamur and Silifke follows a winding mountain road, so plan for at least 4 hours of pure driving time plus stops.
Population and central districts: Yenişehir, Mezitli, Toroslar, Akdeniz
According to the Address-Based Population Registration System (ADNKS) of TÜİK as of December 31, 2025, the Mersin province is home to 1,956,428 people—an increase of 2,149 compared to the previous year. The province consists of 13 districts, with the city itself comprised of four central districts where 1,091,761 people are registered.
- Mezitli (233,140 residents) — the western part of the city along the sea. It features new residential complexes, a promenade, and a high number of international buyers: according to TÜİK, 602 properties were sold to foreigners here in 2025. It is the only central district where the population is growing significantly (+7,316 per year).
- Yenişehir (281,358) — the business and student district: home to the Mersin University campus, shopping malls, and dense urban development. The cost per square meter is among the highest in the city.
- Toroslar (322,971) — the most populous central district, stretching from the coast towards the Taurus Mountains foothills. Housing is more affordable, but it is primarily a residential area for locals; only 5 apartments were sold to international buyers here in 2025.
- Akdeniz (254,292) — the historical center, port, and old quarters in the east of the city. This area contains the highest concentration of neighborhoods closed to residency permits (ikamet izni) (see the section below).
Resort coastline: Erdemli and Silifke
West of Mezitli lies the resort part of the province. These are separate districts, not suburbs: one must travel along the D400 to reach the center of Mersin.
- Erdemli (157,566 residents). The coastal neighborhoods of Arpaçbahşiş, Kocahasanlı, Tömük, and Ayaş have been largely developed with residential complexes featuring swimming pools in recent years; near Ayaş are the ruins of the ancient city of Elaiussa Sebaste. The resort of Kızkalesi, with its island fortress, is also located here. In terms of sales to international buyers, Erdemli currently leads the province with 1,089 transactions in 2025 and 559 in January–September 2026.
- Silifke (139,610 residents) — an old town on the Göksu River with a protected delta; the district includes the port of Taşucu and seaside resort villages. The market for international buyers here remains small, with 20 sales recorded in 2025.
Resort neighborhoods in Erdemli become very quiet in winter: if you plan to live there year-round, check whether local shops and public transport remain operational near your complex during the off-season.
Climate, sea, transport, and the Akkuyu NPP
Climate and beaches
According to long-term data from the Turkish State Meteorological Service (MGM, Mersin station, 1929–2025), the average temperature in January is 10.4 °C and in August 28.5 °C. The average high in August is 31.7 °C, while the average night low is 24.5 °C, making summer nights warm and humid. The region receives an average of 605 mm of precipitation per year—significantly less than the Antalya station (approx. 1,032 mm), with most occurring between November and February. Snow on the coast is an exception.
A city promenade with a beach strip runs along Mezitli and Yenişehir. More "resort-style" seas can be found in Erdemli (Kızkalesi, Ayaş) and Silifke. Before purchasing, check the beach at your specific complex: this coastline alternates between sand, pebbles, and rocky areas.
Airport and roads
The Çukurova International Airport (COV) is located in the Tarsus district of Mersin province, between Mersin and Adana. It opened on August 10, 2024. According to the Ministry of Transport, its annual capacity is 9 million passengers, and it served over 10.57 million people in its first two years. For comparison, Alanya is served by Gazipaşa-Alanya Airport (GZP) and Antalya Airport (AYT); the distance from Alanya to the center of Antalya is 134 km according to the KGM table.
Akkuyu NPP
Turkey’s first nuclear power plant is under construction in the Gülnar district of Mersin province. According to the regulator NDK, the site is located 140 km west of Mersin and 30 km southeast of the center of Gülnar. The project includes four VVER-1200 power units with a total capacity of 4,800 MW. As of June 2026, no unit has received an operating license: the application for the first unit was submitted on December 27, 2024, and is currently under review. According to the industry publication World Nuclear News (September 21, 2026), the first unit is being prepared for the next stage of commissioning tests, with a launch planned by the end of 2026. If the distance from a major industrial facility is a concern, take this into account when choosing between Silifke, Erdemli, and the city center.

Prices per m². The official benchmark is the median price per square meter calculated by the Central Bank of Turkey (TCMB) based on real estate appraisals for bank loans. In the third quarter of 2026, it reached 40,860 TL/m² in Mersin province (compared to 32,830 TL/m² a year earlier, an increase of 24.5%), while in Antalya province it was 59,438 TL/m², and the Turkish average was 53,887 TL/m². This is an estimated value, not an asking price, and the TCMB does not break it down by district. Price variations between districts are provided by online portals as a secondary source: according to the Emlakjet report based on Endeksa data for June 2026, Yenişehir was 39,498 TL/m², Silifke 38,797, Mezitli 37,253, Erdemli 36,323, Toroslar 32,277, and Akdeniz 17,730 TL/m². Always verify current market prices before making a transaction.
Cost of living. There is no official nationwide cost of living index for Turkey. Prices in chain supermarkets are generally consistent across the country, while rental costs vary significantly by region. According to the Central Bank of the Republic of Turkey (TCMB) estimates for Mersin in Q3 2026, the median rental rate was 202.90 TL per m² per month (compared to 282.65 TL in Antalya province), which is approximately 20,000 TL per month for a 100 m² apartment. The rental price index for new tenants in the "Adana, Mersin" region rose by 22.5% year-on-year (as of September 2026), while the national average increase was 26.6%. When considering new residential complexes in Erdemli and Mezitli, always verify the monthly maintenance fee (aidat), as pools and security services can significantly increase this cost.
Residence permit (ikamet izni) in Mersin: closed neighborhoods
Since 2022, Turkey has implemented a policy of "closed neighborhoods" where foreign nationals are restricted from applying for a residence permit or registering their address if they are moving from another province. According to the announcement by the Mersin Provincial Directorate of Migration Management dated 01.07.2022, there are 1,169 closed neighborhoods nationwide. The list for Mersin province includes 63 neighborhoods across 8 districts:
- Akdeniz — 27 neighborhoods (covering most of the historic center);
- Mezitli — İstiklal, Fatih, Seymenli, Viranşehir, Yeni;
- Yenişehir — Dumlupınar, Palmiye;
- Toroslar — Turunçlu, Alsancak, Demirtaş;
- Erdemli — Kızkalesi; Gülnar — Yanışlı;
- Silifke — Arkum, Say, Sökün, Tosmurlu OSB, Kurtuluş, Pazarkaşı;
- Tarsus — 18 neighborhoods.
The neighborhoods of Arpaçbahşiş, Kocahasanlı, Tömük, and Ayaş are not on this list. While some consultants have reported that these restrictions were lifted in June 2026, we have not found any official announcement from the Göç İdaresi to confirm this, and the list remains active on the migration office's website. Therefore, always verify the specific address with the local İl Göç İdaresi in Mersin or during your residency appointment before signing any rental or purchase agreements.
