Why price per square meter is not a perfect indicator

A district median blends very different types of properties. Within a single district, the most influential price factors are:

  • Age and class of the complex — a modern development with pools, spas, and 24/7 security costs significantly more than a building constructed twenty years ago;
  • Distance to the sea — properties on the first line or within 200–300 meters of the beach carry the highest premium;
  • Floor and view — a high-floor apartment with a sea view is more expensive than an identical unit facing the courtyard;
  • Furniture, appliances, and renovation status;
  • Documentation — verified İskan (occupancy permit) and individual Tapu (kat mülkiyeti, full property ownership title).

Therefore, a flat in a new complex near the sea can cost 1.5 times the district median while still being priced fairly for its specific class. It is more accurate to compare properties with similar units in the same or adjacent complexes — which is how we evaluate objects for our clients.

Rental income potential

Dividing typical annual rental income by the property price yields a gross annual yield of approximately 7–9% for 1+1 apartments: roughly 8% in Mahmutlar and Kargicak, 9% in Tosmur, and about 7% in Oba, Kestel, and the Center. Larger layouts generally offer lower yields as rents rise slower than purchase prices. From these figures, one must deduct annual aidat (maintenance fees), property taxes, utility bills during vacancies, furniture depreciation, and periods without tenants.

Additional costs beyond the apartment price

  • Tapu fee — 4% of the declared transaction value. Legally split between buyer and seller; in practice, it is often fully covered by the buyer, which should be negotiated before paying the deposit.
  • Appraisal report (ekspertiz raporu), required for foreign buyers to obtain the Tapu, and the mandatory earthquake insurance (DASK).
  • Sworn translator and notary fees, if the buyer does not speak Turkish or requires a power of attorney.

A step-by-step guide to the transaction process is available in our buying property in Turkey article. Documents to verify: Tapu and İskan. Monthly ownership costs: aidat. If the property is intended for residence permit purposes (İkamet İzni), requirements are summarized in our properties for residency section.

How to use these numbers

The median is a benchmark for evaluating your budget and district, not the price of a specific unit. Current listings with pricing and price per square meter can be found in our catalog: buy an apartment in Alanya. To determine if a specific listing is priced fairly, send it to a New Time Investment manager: we will compare it with similar offers in the same and neighboring complexes.
