How rental yield is calculated

Gross yield is the median annual rent (monthly rent × 12) divided by the median sale price of the same layout in the same district. It shows what share of the price an apartment earns in rent per year before any costs.

Net yield is lower: from the rent you deduct the aidat (complex maintenance fee), property tax, tax on rental income, insurance, repairs and empty months between tenants. Short-term letting also needs a permit under Law No. 7464 and the neighbours' consent.

Method

  • Source: the Trestate listings database — apartments for sale and for long-term rent that Alanya agencies and owners publish in their channels and folders. Duplicates of one property across agencies are merged.
  • These are asking prices, not transaction prices: in Turkey the price recorded in the title deed (TAPU) is not published, and bargaining usually goes down from the asking price.
  • The median is the middle of the market: half of the offers are cheaper, half are more expensive. It is more robust than the average to single villas and errors in listings.
  • Only apartments are counted (no villas, land or commercial property). A figure is shown when a cell has at least 10 sale listings or 10 rental listings.
  • Lira prices are converted to euros at the Central Bank of Turkey rate on the recalculation date.
  • The 3-month change is shown only when both periods have enough listings and comparable counts — otherwise a growing sample would look like rising prices.

Frequently asked questions

Are these transaction prices or asking prices?
Asking prices. In Turkey the transaction price is recorded in the TAPU and is not published; in practice the final price is usually below the asking price by the amount of the bargain.
Why is there no figure for some layouts in some districts?
A median of two or three listings is random, so it would not be honest. A cell is filled when there are at least 10 sale listings and at least 10 rental listings.
How does gross yield differ from net yield?
Gross yield is a year of rent against the apartment price before any costs. Net yield accounts for the aidat, taxes, insurance, repairs and vacancy, so it is always lower.
How often are the figures updated?
They are recalculated once a day; the date of the last recalculation is shown above the tables. Once a month a snapshot is saved to the history, which is what the trend is built from.
Can these figures tell me whether a specific apartment is overpriced?
Only roughly: the price of a building depends on the distance to the sea, the year of construction, the complex facilities and the view. For a specific property the site has an Investment analysis block with prices in the same complex.
