Mersin is a major port city and province on the eastern coast of the Mediterranean Sea in Turkey, approximately 330 km east of Alanya along the coastal D400 highway. For those seeking seaside living, international buyers typically focus on the western districts: Mezitli within the city proper and the resort coastline of Erdemli (Ayas, Tömük, Arpacbahshish, Kocahasan). Below you'll find an overview of the districts, climate, transportation, official real estate market statistics, neighborhoods, restrictions on residency permits, and an honest comparison with Alanya.
Where is Mersin and travel time from Alanya and Antalya
Heading east along the coast, Antalya Province ends beyond Gazipaşa, and from there Mersin Province begins: its first district is Anamur. The D400 highway runs along the sea through Anamur, Bozyazı, Aydıncık, and Silifke toward Erdemli and the city of Mersin itself, then continuing to Tarsus and Adana.
Distances according to the official table from the General Directorate of Highways (KGM):
- Alanya — Mersin (city center): 332 km; to Mezitli — 321 km, to Erdemli — 300 km, to Silifke — 252 km, to Anamur — 124 km.
- Antalya — Mersin: 469 km.
Travel time: the ADAC navigation app estimates the Antalya–Mersin route (approximately 460 km) at around 5 hours 15 minutes under normal conditions. The journey from Alanya is shorter, but the section from Anamur to Silifke passes through mountainous switchbacks, so allow at least 4 hours of driving time plus stops.
Population and central districts: Yenişehir, Mezitli, Toroslar, Akdeniz
According to Turkey's Central Registry and Statistics Administration (TÜİK, ADNKS) as of December 31, 2025, Mersin Province is home to 1,956,428 people — an increase of 2,149 compared to the previous year. The province has 13 districts; the city proper comprises four central districts with a combined registered population of 1,091,761.
- Mezitli (233,140 residents) — the western part of the city along the coast. New residential complexes, a waterfront promenade, and a significant number of international buyers: in 2025, TÜİK recorded 602 properties sold to foreigners here. Of the central districts, it is the only one with notably growing population (+7,316 over the year).
- Yenişehir (281,358) — the business and student district, home to Mersin University's campus, shopping centers, and dense urban development. Square meter prices rank among the highest in the city.
- Toroslar (322,971) — the most populous of the central districts, extending inland toward the Taurus foothills. Housing is more affordable, but it is primarily a residential district for locals: only 5 apartments were sold to foreigners here in 2025.
- Akdeniz (254,292) — the historic city center with the port and older neighborhoods on the eastern side. This district contains the highest concentration of neighborhoods closed to residency permit applications (see section below).
Resort coastline: Erdemli and Silifke
West of Mezitli begins the resort area of the province. These are separate districts rather than suburbs: the D400 highway connects them to central Mersin.
- Erdemli (157,566 residents). The coastal neighborhoods Arpacbahshish, Kocahasan, Tömük, Ayas are developed primarily with swimming pool complexes built in recent years; near Ayas stand the ruins of the ancient city Elaeussa-Sebaste. Also within this district is the Kızkalesi resort with its island fortress. By number of sales to foreigners, Erdemli currently leads the province: 1,089 transactions in 2025 and 559 from January–September 2026.
- Silifke (139,610 residents) — an old city on the Göksu River with a delta nature reserve; the district includes the Taşucu port and coastal resort settlements. The foreign market here remains modest: 20 sales in 2025.
The resort neighborhoods of Erdemli empty out in winter: if you plan to live year-round, check whether shops and local transport operate in winter near your chosen complex.
Climate, sea, transportation, and Akkuyu Nuclear Power Plant
Climate and beaches
According to long-term data from Turkey's Meteorological Service (MGM, Mersin station, 1929–2025), the average January temperature is 10.4 °C, August is 28.5 °C; the average August high is 31.7 °C, and the average August night low is 24.5 °C, meaning summer nights are warm and humid. Annual precipitation averages approximately 605 mm — significantly less than at Antalya (approximately 1,032 mm), with most occurring between November and February. Snow on the coast is rare.
A public waterfront promenade with beach stretches along Mezitli and Yenişehir. The more resort-like sea is found in Erdemli (Kızkalesi, Ayas) and Silifke. Before purchasing, visit the beach area of your specific complex: this coastline alternates between sand, pebbles, and rocky sections.
Airport and roads
The international Çukurova Airport (COV) is located in the Tarsus district of Mersin Province, between Mersin and Adana. It opened on August 10, 2024; according to the Ministry of Transport, its annual capacity is 9 million passengers, and within its first two years it served over 10.57 million people. By comparison, Alanya is served by Gazipaşa-Alanya Airport (GZP) and Antalya Airport (AYT); the distance from Alanya to central Antalya is 134 km according to the KGM table.
Akkuyu Nuclear Power Plant
Turkey's first nuclear power plant is under construction in the Gülnar district of Mersin Province: according to nuclear regulator NDK, the site is located 140 km west of Mersin and 30 km southeast of Gülnar's center. The project includes four VVER-1200 reactors with total capacity of 4,800 MW. As of June 2026, no reactor has received an operating license: the first reactor application was submitted on December 27, 2024, and is under review. According to industry publication World Nuclear News (September 21, 2026), the first reactor is being prepared for the next stage of commissioning tests, with startup planned before the end of 2026. If proximity to a major industrial facility concerns you, factor this into your choice between Silifke, Erdemli, and the city center.

Price per m². The official benchmark is the median price per square meter, calculated by Turkey's Central Bank (TCMB) based on residential property valuations for bank lending purposes. In Q3 2026 for Mersin Province, this stood at 40,860 TL/m² (compared to 32,830 TL/m² a year earlier, a 24.5% increase); for Antalya Province it was 59,438 TL/m²; the national average was 53,887 TL/m². This is an assessed value, not listing price, and TCMB does not break it down by district. District-level differences are shown only by real estate portals — a secondary source: according to an Emlakjet report using Endeksa data from June 2026, Yenişehir was at 39,498 TL/m², Silifke at 38,797, Mezitli at 37,253, Erdemli at 36,323, Toroslar at 32,277, and Akdeniz at 17,730 TL/m². Check current prices before any transaction.
Cost of living. Turkey does not publish an official cost-of-living index by city. Prices in chain stores are generally uniform across the country; rental rates vary most significantly between regions. The median estimated rental rate according to TCMB for Mersin in Q3 2026 was 202.90 TL per m² per month (for Antalya province — 282.65 TL), roughly 20,000 TL per month for a 100 m² apartment. The rental index for new tenants in the "Adana, Mersin" region grew by 22.5% year-on-year (September 2026), compared to 26.6% across Turkey. In new residential complexes in Erdemli and Mezitli, confirm the monthly maintenance fee (aidat) in advance: swimming pools and security services can increase it significantly.
Residence permit in Mersin: neighbourhoods closed for application
Since 2022, Turkey has operated a mechanism of closed neighbourhoods: according to the official announcement, residence permit applications and transfers of foreign residents from other provinces are prohibited in these areas. According to the Mersin Migration Office statement dated 01.07.2022, 1,169 neighbourhoods are closed across the country; the published list for Mersin province includes 63 neighbourhoods in 8 districts:
- Akdeniz — 27 neighbourhoods (effectively most of the historic city centre);
- Mezitli — İstiklal, Fatih, Seymenli, Viranşehir, Yeni;
- Yenişehir — Dumlupınar, Palmiye;
- Toroslar — Turunçlu, Alsancak, Demirtaş;
- Erdemli — Kızkalesi; Gülnar — Yanışlı;
- Silifke — Arkum, Say, Sökün, Tosmurlu OSB, Kurtuluş, Pazarkaşı;
- Tarsus — 18 neighbourhoods.
The neighbourhoods of Arpaçbahşiş, Kocahasan, Tömük, and Ayaş are not on this list. In 2026, some consultants report that the neighbourhood restriction was lifted as of June 2026; however, we have not found an official announcement from Göç İdaresi regarding the cancellation, and the list remains published on the Mersin Migration Office website. Therefore, before signing a rental or purchase agreement, verify the specific address with İl Göç İdaresi in Mersin or when registering for document submission. For details on the application process itself, see the article on residence permits in Turkey, and common reasons for refusal are covered in the article on residence permit denials.

Mersin has the advantage of urban infrastructure and the fact that life continues year-round. Alanya offers a more developed environment for foreign residents and a more liquid real estate market: sales to foreigners there were 2.5 times higher in 2025 than in the entire Mersin province. Our agency operates in Alanya and does not conduct property selection in Mersin. If you are comparing options, see how much an apartment costs in Alanya and the overview of the Mahmutlar district — in terms of lifestyle (new seaside complexes) it is closest to Mezitli and the Erdemli coastline.
