January is traditionally considered a quiet month on Alanya's property market, but 2026 began more actively than many had expected. According to agencies, transaction volume in the first half of the month rose by 12% year on year, and among the districts the leaders are Mahmutlar, Oba and Kargıcak.

The main reason is a combination of two factors: the updated residence-permit rules, which have simplified the process for families, and a gradual decline in dollar prices for turnkey apartments. Russians and Kazakhstanis retain the lead in the number of enquiries, but interest from citizens of Germany and the United Kingdom has grown noticeably.

Experts agree that in spring we will see a return to the traditional seasonality: from March, demand will begin to grow faster than supply, which will push prices up by 5–8% by May. Those thinking about buying can expect the widest choice and the most flexible terms in January.

Among the notable trends of the early year are rising interest in compact 1+1 apartments in projects with their own infrastructure and demand for apartments with a view in districts that have rental potential. Investment deals account for around 40% of the total volume.
