According to New Time Investment's CRM, in February 2026 the average time from the first viewing to signing the tapu was 19 working days. For comparison, in August that figure is 34 days.
What changes in winter
- Less competition at viewings. If in summer a well-priced apartment draws 3–4 buyers in a single day, in winter it's one a week. That leaves room to negotiate.
- Seller flexibility. Developers are closing out their financial year, and private sellers are willing to give up 3–7% for a quick deal.
- Complete paperwork. In winter there are no queues at the tapu offices — registration takes 5–7 days instead of the usual 12–14.
