A February purchase isn't about "saving pennies." It's about tools that only work in winter and are unavailable in high season.

Seven steps

  1. Request a degerleme (expert valuation) before the deposit. In winter, appraisers complete it in 3 days rather than 10 — and often fix a price below the list.
  2. Negotiate for the furniture. In winter, developers readily "throw in" the furniture package as a gift — that's €4,000–7,000.
  3. Ask to have a parking space included. It often costs €5,000–10,000 separately, but in winter it's given away.
  4. Lock in your finishes by choosing them. In winter the crews are free — you can pick the tiles, interior doors and kitchen units at no extra charge.
  5. Interest-free installments. In Q1, developers extend them 6 months longer than in Q3.
  6. Ask for the old price list. New-year prices are updated on 1 April — before that date you can lock in the "autumn" level.
  7. Get the İskan together with the tapu. In winter the municipality issues it in 2 weeks rather than 6.

The combined saving comes to €5,000 or more on a mid-range 1+1 apartment.
