Türkiye is one of the few countries where a passport can be obtained through property: buy real estate worth at least 400,000 US dollars, commit to holding it for three years — and apply for citizenship for yourself, your spouse and children under 18.

Citizenship by real estate investment has been available since 2017; the current threshold of 400,000 US dollars has applied since 13 June 2022. The investment is confirmed by a licensed (SPK) appraiser's report and a TAPU record with a three-year no-sale commitment.

  6. Citizenship application and decision; once approved — passports for the whole family

In practice the full path from choosing a property to the passport takes several months. Personal presence is needed only at specific steps — most can be done by power of attorney.

Common mistakes that sink applications

  • Cash payments or payments via third parties — without bank confirmations the investment does not count
  • Contract price is fine but the TAPU appraisal is below the threshold — only the appraised value counts
  • Buying from a foreigner or a property already used in the program — such deals do not qualify
  • Selling before three years — grounds for revoking citizenship

Questions and answers

Can the 400,000 USD be split across several properties?
Yes. The threshold is the combined appraised value; every property must carry the three-year no-sale annotation. Two apartments of 200,000 USD each qualify.
Do I have to live in Türkiye permanently?
No. The program requires neither permanent residence nor language or history exams. You come in person only for specific steps (biometrics); much is handled by power of attorney.
Who gets citizenship together with the investor?
The spouse and children under 18 are included in one application. Parents and adult children are not — they need their own grounds.
What happens after three years — can I sell?
Yes. After three years the commitment expires and the property can be sold — citizenship is retained.
Is dual citizenship allowed?
Türkiye does not require renouncing your current passport. Your own country's rules may differ — check before applying.
Do mortgages or developer installments qualify?
Only the part actually paid and confirmed by bank documents counts. Encumbrances on the threshold amount put the application at risk — review such schemes with a lawyer before the deal.
How long does the process take?
The deal and TAPU take days; the certificate of conformity, residence permit and application review add months. A realistic horizon for the whole path is six months and up; the state guarantees no exact timelines.
