Buying in Turkey as an American or Canadian

Can Americans and Canadians buy property in Turkey?

Yes. Turkey allows citizens of the United States and Canada to buy residential property in their own name. You receive the same title deed — the tapu — that a Turkish owner holds, registered with the state Land Registry. It is freehold, not a long lease, and you do not need a Turkish partner or company.

Two limits apply to every foreign buyer: property inside military and security zones cannot be sold to foreigners, and the share of land in a district that foreigners may own is capped. The Land Registry checks both before the transfer, so a property that clears them is yours like any other.

You do not need a residence permit to buy. You do need a Turkish tax number, which is issued the same day, and in practice a Turkish bank account; we arrange both.

Why homes here cost what they do — and what €200,000 buys

North American buyers looking at Alanya listings often ask what the catch is. Mostly there isn't one. The gap comes from plain economics: land and construction labour cost far less than in Florida, California or Ontario; developers have built steadily along this coast for two decades, so there is a lot of supply; and sellers price in euros or lira against local costs.

In our catalog, €200,000 sits around the middle of the market for a two-bedroom apartment — a '2+1' in Turkish listings, meaning two bedrooms plus a living room — usually in a complex with a pool, in districts such as Mahmutlar, Kestel, Oba or Avsallar. One-bedroom apartments start well below €100,000. The live listings above show what is actually available today, not a brochure average.

Running costs are modest by North American standards: the monthly building fee (aidat) and the annual property tax on a typical apartment are a fraction of US or Canadian HOA dues and property taxes.

One honest caveat: treat any promise of guaranteed price growth or guaranteed rental yield with suspicion — including from agencies.

How the purchase works when you live in North America

  1. Shortlist from home. We send videos and documents for properties that fit your budget and run live video walkthroughs at a time that suits your time zone.
  2. Fly in for viewings. Most buyers come for a 5–7 day viewing trip: we meet you at the airport, show the shortlisted homes and the districts, and you decide on the spot or after you get home.
  3. Reserve and check. A deposit takes the property off the market while we verify the tapu, the occupancy permit (iskan), and any debts or encumbrances.
  4. Tax number and bank account. The tax number is issued the same day; the account takes a little longer. Payments are wired from your US or Canadian bank — keep every confirmation, you will need them for the transfer and later for your own tax return.
  5. Appraisal report. A valuation by a licensed appraiser is mandatory for foreign buyers; it also sets the value that counts for a residence permit.
  6. Transfer at the Land Registry. You sign at the Tapu office with a sworn translator. If you have already flown home, a power of attorney signed at a Turkish consulate in the US or Canada lets the transfer go ahead without you.
  7. Utilities, insurance and keys. Electricity, water and internet are moved into your name, and compulsory earthquake insurance (DASK) is taken out.

Budget for costs on top of the price: the title deed fee of 4% of the registered value (who pays it — buyer, seller or both — is set in the contract), the appraisal report, translation and notary fees, and DASK. We give you an itemised estimate before you reserve anything.

Staying longer: visa-free days, residence permit, citizenship

Since 23 December 2023, US and Canadian citizens can visit Turkey without a visa for up to 90 days in any 180-day period. Owning property does not extend that by itself.

To live here longer, your home can be the basis for a short-term residence permit (ikamet). The rule since 16 October 2023: residential property appraised at USD 200,000 or more, with the value recorded on the tapu. The permit is issued for up to two years and renewed for as long as you own the home, and it requires a Turkish health insurance policy.

Turkish citizenship by investment starts at USD 400,000 in property held for at least three years. The United States and Canada both allow dual citizenship, but this route only makes sense if a second passport is the goal; most North American buyers do not need it.

Healthcare, dental work and insurance

Turkey is one of the world's main destinations for medical and dental travel, and Alanya has state and private hospitals as well as many private dental clinics used to treating foreign patients.

Price is the headline. Turkish clinics advertising to foreign patients in 2026 quote roughly USD 400–1,500 for a single implant with crown, against about USD 3,000–6,000 in the United States and up to around CAD 6,000 in Canada. Treat advertised prices as a starting point: ask for an itemised treatment plan, the implant brand and the warranty, and get a second opinion before major work.

If you live here on a residence permit, you must hold a Turkish health insurance policy. Private plans for residence-permit holders cost a fraction of US premiums, with terms depending on age and plan, and foreign residents can also apply to join the state system (SGK).

  • Americans: Medicare usually does not cover care outside the United States, so plan for private cover while you are here; some Medigap policies include emergency care abroad.
  • Canadians: provincial plans require your home province to remain your main residence. Ontario, for example, requires at least 153 days a year in the province and allows up to 212 days away in a 12-month period — a winter in Alanya fits, living here year-round does not. Rules differ by province; check yours before a long stay.

Is Turkey safe for Americans and Canadians? What the advisories say

Both governments publish travel advisories for Turkey, and you should read them yourself rather than take an agency's word for it. Here is what they said when we checked in October 2026.

United States: the State Department rates Türkiye Level 2, “Exercise Increased Caution” — the same level it gives France, Germany, Spain and the United Kingdom. Its 2026 updates cite terrorism, arbitrary detentions and the risk of armed conflict linked to the regional situation around Iran, and set stricter levels for southeastern provinces and the border areas with Syria and Iraq. Antalya province, where Alanya is, is not among them.

Canada advises a high degree of caution in Türkiye, with stricter warnings for the border areas with Syria and Iraq and specific southeastern provinces — again, not the Antalya coast.

Day to day, Alanya is a resort town of several hundred thousand people in a province that welcomes well over ten million foreign visitors a year, with a large community of foreign residents. The practical risks are the ones you would expect in any resort: petty theft in crowds, traffic, and — specific to Turkey — counterfeit alcohol, so buy drinks from reputable places.

Earthquakes are a real factor in Turkey. Buildings permitted from 2019 onward follow the current Turkish Building Earthquake Code, and earthquake insurance (DASK) is compulsory for every home. We tell you the permit year of every building we show you.

Money and taxes back home

This is general information, not tax advice — speak to a cross-border tax professional before you buy. But this is what usually applies.

  • United States: citizens are taxed on worldwide income. Rental income from a Turkish property goes on your US return, with a credit for Turkish tax paid; the US–Turkey tax treaty helps prevent double taxation.
  • FBAR: if your Turkish bank accounts together exceed USD 10,000 at any point in the year, you file FinCEN Form 114. Larger holdings can also trigger FATCA reporting on Form 8938. The property itself is not an FBAR item; the bank account is.
  • Canada: if the total cost of your foreign property exceeds CAD 100,000, you file Form T1135. A home used mainly for personal enjoyment is excluded; one rented out with an expectation of profit is generally reportable. Canada and Turkey also have a tax treaty.
  • In Turkey: owners pay a modest annual property tax, rental income is declared in Turkey, and selling within five years of buying triggers Turkish capital gains tax at progressive rates. The rules were amended in December 2025 (Law No. 7566), so confirm your position with a Turkish accountant before you sell.
  • Wire money from an account in your own name and keep the paper trail: banks and the Land Registry ask where the funds came from.

Life on the Turkish Riviera

Alanya sits on the Mediterranean east of Antalya, with sandy beaches, the Taurus Mountains behind the town, long summers and mild winters: January daytime highs are typically around 16 °C (about 60 °F). Not Florida-hot, but a world away from a Chicago or Toronto January.

The coast has become genuinely international. Alongside long-established communities of Germans, Scandinavians, Russians and Ukrainians, Antalya's airport and old towns now fill with Italian, Korean and Chinese visitors, and English is widely spoken wherever businesses serve foreigners.

If Italy's ancient sites are on your list, this coast deserves a look. Within about an hour and a half of Alanya are Side, a Greco-Roman harbour city with its Temple of Apollo by the sea; Aspendos, whose 2nd-century Roman theatre is one of the best preserved anywhere and still hosts performances; and Perge near Antalya. Alanya's own 13th-century Seljuk castle and Red Tower overlook the harbour. Far fewer crowds than Pompeii or the Forum — and here they are a weekend outing, not a once-in-a-lifetime trip.

Can a US citizen buy property in Turkey?
Yes. US citizens can buy residential property in Turkey in their own name and receive a freehold title deed (tapu). You do not need to live in Turkey or hold a residence permit to buy.

The property itself is not reported on an FBAR, but Turkish bank accounts over USD 10,000 in total are, and rental income goes on your US return. In Canada, foreign property costing over CAD 100,000 is reported on Form T1135 unless it is mainly for personal use. Check with a cross-border tax adviser.
How do I get to Alanya from the US or Canada?
Fly nonstop to Istanbul — Turkish Airlines serves 14 US airports plus Toronto, Montreal and Vancouver — then take a domestic flight of about 1.5 hours to Antalya (about two hours' drive from Alanya) or to Gazipaşa–Alanya airport (about 40 minutes' drive).
Can I buy without flying to Turkey?
Yes. Shortlisting and video viewings work remotely, and the title transfer can be signed under a power of attorney given at a Turkish consulate. Most buyers still come for a viewing trip before they commit, and we recommend it.
